Job summary

Madison Communities is seeking a Development Manager to lead owner-side construction for ground-up multifamily projects. You will oversee day-to-day execution, coordinate with GC, design teams, and consultants, and manage document control and reporting to keep schedules and budgets on track.

The role requires 5–8+ years in construction or owner’s representation, with strong scheduling, cost control, and contract administration skills.

Qualifications

• 5–8+ years in construction/project management/owner’s rep roles, multifamily preferred.
• Experience coordinating multidisciplinary teams across development and construction phases.
• Knowledge of construction documents including site/building plans and specs.

Responsibilities

• Support day-to-day project execution across development pipeline, focusing on ground-up multifamily construction.
• Coordinate with GC, vendors, design teams, and consultants to align scopes and deliverables.
• Bridge Development and GC with clear accountability and issue escalation for schedule/budget/quality.
• Own document control: drawings, specs, submittals, RFIs, meeting minutes, logs, and closeout docs.
• Track schedules and milestones, review GC look-ahead plans, identify risks, and drive mitigations.
• Maintain owner-side milestone trackers and assign responsibilities with due dates.
• Support cost controls: track budgets, commitments, contingencies, forecast-to-complete.
• Manage pay apps, lender draws, and schedule of values reconciliation; organize draw packages.
• Oversee change orders: scope validation, pricing review, schedule impact, approvals.
• Attend OAC meetings, perform site visits, document progress, and close out items.
• Monitor permitting, utilities, inspections, long-lead materials, CO/TCO requirements.
• Coordinate turnover and closeout: punch lists, COs, as-builts, O&M manuals; ensure smooth transition to operations.
• Assist preconstruction/design: constructability reviews, VE, bid leveling, long-lead procurement.
• Prepare concise project reports highlighting status, budgets, risks, and corrective actions.
