Location: - On-site | Schedule: Full-Time, 40 Hours/Week
What You’ll Do:
- Support day-to-day project execution across Madison Communities’ development pipeline, with a primary focus on ground-up multifamily construction.
- Lead day-to-day coordination with General Contractors, vendors, design teams, and third-party consultants to keep scopes, deliverables, decisions, and next steps aligned.
- Serve as a key bridge between Development and the General Contractor, maintaining clear accountability for outstanding items and escalating issues that could impact schedule, budget, or quality.
- Own document control and workflow management, including drawings and specifications, submittals, RFIs, meeting minutes, photo logs, and closeout documentation.
- Track and report project schedules and critical-path milestones by reviewing GC schedule updates and look-ahead plans, identifying risks early, and driving mitigation and recovery plans.
- Maintain an owner-side project milestone and decision tracker identifying outstanding items, responsible parties, due dates, and potential schedule impacts.
- Support project cost controls by tracking budgets, commitments, contingency usage, forecast-to-complete, and budget-to-actual performance.
- Own pay application review and lender draw coordination, including reconciliation to the schedule of values, validation of supporting documentation, coordination of inspections, and assembly of draw packages.
- Own the change order management workflow, including scope validation, pricing review, schedule impact, documentation, log maintenance, and coordination of internal approvals.
- Attend OAC meetings and conduct regular site visits to verify progress and quality relative to contract documents, document observations, and follow open items through resolution.
- Track permitting, utilities, inspections, long-lead materials, TCO/CO requirements, and other critical milestones that could affect project completion.
- Coordinate turnover and closeout activities, including punch lists, certificates of occupancy, as-builts, attic stock, warranties, O&M manuals, and other required closeout documentation.
- Partner with Operations to ensure an organized transition from construction through pre-leasing, unit delivery, amenity completion, and stabilized operations.
- Support preconstruction and design-phase activities, including constructability reviews, coordination of design deliverables, value engineering, bid leveling, scope review, and long-lead procurement.
- Prepare concise project reporting for Development leadership highlighting schedule status, budget performance, key risks, outstanding decisions, and required corrective actions.
What You Bring:
- 5–8+ years of experience in construction, project management, owner’s representative services, general contracting, or a related field. Multifamily experience is strongly preferred.
- Working knowledge of construction means and methods, project scheduling, cost controls, and contract administration.
- Demonstrated ability to take ownership of RFIs, submittals, pay applications, construction draws, change orders, and project documentation.
- Working knowledge of construction documents, including site plans, building plans, specifications, and contracts.
- Experience coordinating multidisciplinary construction and development teams.
- Bachelor’s degree in Construction Management, Engineering, Architecture, Real Estate Development, or a related discipline preferred, or equivalent relevant experience.
- Experience with construction/project management software and reporting platforms preferred.

Schedule:
