Job summary

We are seeking a reliable maintenance/grounds person in Wichita, KS to keep common areas clean and grounds well-kept. Responsibilities include trash removal, landscaping tasks, pool maintenance, and assisting with light repairs and resident communications.

This role requires daily outdoor work and attention to safety and cleanliness. Daily duties involve trash cleanup, lawn care, sprinkler management, pool area maintenance, and assisting the Property Manager with notices and light maintenance

Responsibilities

• Remove and dispose of trash on property grounds (e.g., cigarette butts, dog feces, cans, branches).
• Remove trash in laundry rooms and around mailboxes two times per day or as needed.
• Remove trash from vacant apartment units as needed.
• Sweep and clean trash dumpster areas daily.
• Clean exterior A/C units as needed.
• Sweep and blow entranceways, sidewalks, breezeways, and curbs two times per week or as needed.
• Carry out landscape changes including plant installation and weeding.
• Water and weed flowerbeds; remove dead shrubs or trees.
• Place sprinkler hoses and move them throughout the day.
• Put away lawn equipment (sprinklers, hoses) at end of day.
• Maintain pools and Jacuzzis with chemical checks and cleaning.
• Remove trash from pool/deck area and around pool and Jacuzzi.
• Clean pool deck and furniture daily and straighten pool furniture.
• Assist Property Manager in tagging broken down cars and delivering notices/newsletters to residents.
• Assist with maintenance of exterior lights as needed.
