Job description

Housing Works is a healing community of people living with and affected by HIV/AIDS. Our mission is to end the dual crises of homelessness and AIDS through relentless advocacy, the provision of lifesaving services, and entrepreneurial businesses that sustain our efforts.

Compensation Range: $25/hr - $28/hr commensurate with experience.

Benefits:
We have three comprehensive healthcare plans to choose from based on your priorities and budget. Housing Works covers most of the plan; you pay a portion, based on your salary. Staff begins accruing PTO immediately for a total of up to 30 days earned in the first year. We offer employees an educational benefit. Overview:

The SHIP Operations Manager will supervise the program’s Housing Operations staff including a Housing Specialist, Operations Specialists, and Operations Assistants.

Responsibilities:

Primary:

• The SHIP Operations Manager ensures that the program has a full roster of affordable scatter site apartments that meet Housing Quality Standards (HQS), are at or lower than HUD’s Fair Market Rent standards and passes HUD’s “Rent Reasonableness” requirements.

Secondary:

• Ensure that apartment repairs are made in a timely basis by the apartment’s landlord or management company, or by the program’s staff.

Other Functions:

• Plan, direct, and assign maintenance and repair tasks to Operations staff in accordance with Housing Works’ Work Order Policy and Procedures.
• Ensure that Housing Works’ client placement, transfer, and move-out Policies and Procedures are followed so that apartment turnovers and client placements are completed within an established time frame, and vacant apartments are secure.
• Order furnishings and supplies, equipment, and materials as needed, and maintain an effective database of purchases.
• Ensure that HUD Environmental Reviews are completed annually.
• Recommend whether apartment leases are to be renewed.
• Coordinate client moves.
• Always provide excellent customer service and confidentiality.
• Enthusiastically participate in advocacy and direct actions to end the twin crises of homelessness and HIV/AIDS.

Key Performance Indicators:

• Ensure that every apartment on the program roster meets HQS by conducting inspections at the time the apartment is leased, and at least once per year.
• Ensure that all Work Orders are handled in compliance with the Scatter Site Work Order Time Frame Policy and Procedures.
• High School Degree or GED. Bachelor's Degree, preferred.
• Three (3) or more years of related experience supervising and managing staff.
• Must possess and maintain a clean New York State Driver’s License.
• Must be proficient in Microsoft Outlook, Word, and Excel.
• Willingness to work occasional overtime and offer flexibility regarding scheduling work time.
• Ability to prioritize and multi-task.
• Ability to work with the street homeless population.
• Able to lift 20lbs. with proper assistance and tools.
• The Operations Manager position is one that is hybrid.
