Carr Consulting, LLC is seeking an experienced Director of Operations for its property management arm. This role will own the operations, build systems, and drive growth. You will oversee leasing, maintenance, billing, vendor management, and resident relations, leading a small in-house team including Leasing Agent and Operations Manager.

Qualifications

• 7+ years of progressive experience in property management, real estate operations, or a closely related field.
• Experience managing day-to-day operations of a property management or real estate organization.
• Strong understanding of residential property management, including leasing, maintenance, turnover, resident relations, and vendor management.
• Proven ability to build, implement, and improve operational systems and processes.
• Entrepreneurial mindset with ownership, decision-making, and high autonomy.
• Experience leading teams and accountability to measurable performance standards.
• Strong financial and business acumen with budgets, operating expenses, profitability, and key metrics.
• Willingness to work on-site in Columbus, Ohio and take full responsibility for the operation.

Responsibilities

• Oversee full property management operations including leasing, maintenance, vendor management, and financial operations.
• Develop and implement systems, processes, workflows, and standards across the organization.
• Establish KPIs and reporting on occupancy, turnover, collections, profitability, and efficiency.
• Lead and manage team members including Operations Manager, Leasing Agent, Housekeeping, and Virtual Assistant.
• Partner with ownership on growth initiatives and portfolio expansion.
• Ensure a high level of service for property owners and residents.
• Build relationships with contractors and vendors.
