Support the oversight and performance of a portfolio of healthcare-related real estate assets, with an emphasis on senior housing and post-acute care properties. This position works closely with internal leadership and operating partners to evaluate financial performance, monitor contractual requirements, support portfolio initiatives, and assist with transaction-related analysis.
Key Responsibilities
- Support the management of relationships with operating partners and assist with ongoing communication regarding financial and operational performance.
- Analyze company and property-level financial information to identify trends, variances, risks, and changes in performance.
- Evaluate financial statements, operating results, market information, and other portfolio data to support asset-level decision-making.
- Monitor industry developments, reimbursement trends, regulatory matters, and other external factors that may affect portfolio performance.
- Prepare financial analyses, written summaries, and presentations for internal leadership.
- Review and monitor capital improvement projects, including spending against approved budgets and potential impact on asset performance.
- Calculate and track financial covenants and elevate potential compliance or performance concerns as appropriate.
- Assist senior team members with special projects, portfolio reviews, and other analytical assignments.
- Participate in property visits as needed and summarize relevant findings for internal stakeholders.
Lease & Loan Administration
- Develop a strong understanding of lease, financing, and other contractual agreements associated with assigned assets.
- Review key business terms, reporting obligations, important dates, and amendments in partnership with senior team members.
- Track required financial and operational reporting and follow up on outstanding items.
- Monitor compliance with applicable lease and lending requirements.
Asset Management & Transaction Support
- Assist in evaluating acquisitions, dispositions, restructurings, and other potential portfolio transactions.
- Perform financial and credit analysis on prospective and existing operating partners.
- Prepare internal investment materials, financial models, charts, and executive-level presentations.
- Analyze the potential financial impact of transactions and restructuring activities on the existing portfolio.
- Support market, industry, financial, and reimbursement analysis associated with new investment opportunities.
- Partner with asset management and transaction teams on ad hoc financial analysis and strategic initiatives.
- Monitor expected revenue and cash receipts associated with assigned assets and relationships.
- Assist with recurring billing activities, contractual rate adjustments, capital funding requests, and financing-related notices.
- Maintain financial forecasts and revenue schedules based on changes to contractual agreements, financing arrangements, and capital projects.
- Support accurate internal reporting of portfolio-related financial information.
Qualifications
- Bachelor’s degree in Finance, Accounting, Real Estate, Business, or a closely related discipline.
- Approximately 2 to 4 years of relevant professional experience in financial analysis, real estate, asset management, banking, investments, healthcare, or a comparable field.
- Strong analytical and problem-solving skills with an understanding of financial statements and financial performance metrics.
- Advanced attention to detail with the ability to organize and present financial information clearly.
- Strong written and verbal communication skills with the ability to interact professionally with internal and external stakeholders.
- Ability to manage multiple priorities and work effectively in a fast-paced, evolving environment.
- Self-motivated and comfortable working independently as well as collaboratively across teams.
- Proficiency with Microsoft Office, particularly Excel.
