Job summary

Fairgrove Property Management is seeking an Onsite Manager to oversee daily operations for a 49-unit apartment community. The role includes leasing, marketing, resident services and turnover management, with direct contact to residents and vendors.

You must live onsite, with 25 hours per week at $25.00 per hour. Housing discounts and onsite housing are provided as part of the compensation package.

Qualifications

• 2-3 years of property management experience.
• Strong communication and customer service skills.
• Must be willing to live onsite.
• Experience with Microsoft Office; AppFolio experience is a plus.
• Able to multitask in a fast-paced environment.
• Available to work weekends when needed.
• Valid driver's and a clean driving record.

Responsibilities

• Be the main contact for residents and vendors.
• Respond to emergencies, including after-hours issues.
• Handle leasing, move-ins, move-outs, and lease renewals.
• Show available units and market vacancies.
• Maintain resident and property records in AppFolio.
• Conduct inspections and coordinate unit turnovers.
• Keep the property clean and well-maintained, including light porter duties.
• Coordinate vendors and monitor completed work.
• Track vacancies, work orders, and other property performance metrics.
• Review and approve vendor invoices.
• Order property supplies and maintain inventory.
• Stay up to date on landlord-tenant and fair housing laws.
• Attend company meetings and training.
