Job summary

LBPM + Fairgrove is seeking a Part-Time Onsite Manager to oversee daily operations of a 18-unit apartment community in Southern California. Responsibilities include leasing, resident relations, maintenance coordination, and keeping the property presentable.

You will work 12 hours per week, earn $18.42 per hour, and housing is provided as a discounted 1-bedroom onsite. Valid driver’s license required; living onsite is mandatory.

Qualifications

• 3+ years of property management experience.
• Strong communication and customer service skills.
• Must be willing to live onsite.
• Experience with Microsoft Office; AppFolio experience is a plus.
• Able to multitask in a fast-paced environment.
• Available to work weekends when needed.
• Valid driver's and a clean driving record.

Responsibilities

• Be the main contact for residents and vendors.
• Respond to emergencies, including after-hours issues.
• Handle leasing, move-ins, move-outs, and lease renewals.
• Show available units and market vacancies.
• Maintain resident and property records in AppFolio.
• Conduct inspections and coordinate unit turnovers.
• Keep the property clean and well-maintained, including light porter duties.
• Coordinate vendors and monitor completed work.
• Track vacancies, work orders, and other property performance metrics.
• Review and approve vendor invoices.
• Order property supplies and maintain inventory.
• Stay up to date on landlord-tenant and fair housing laws.
• Attend company meetings and training.

Job Summary

The Onsite Manager oversees the daily operations of an apartment community, including leasing, resident relations, property maintenance coordination, and overall community appearance. This role requires excellent customer service, organization, and professionalism.

Part-Time: 12 hours per week

Property: Oversee one property of 18 units and 2 rental garages

Pay: $18.42 per hour

Housing: Discounted 1 bedroom apartment available. Must live onsite.
