Job summary

GD Association in Seattle's Central District seeks an Affordable Housing Onsite Property Manager to oversee day-to-day operations, tenant relations, rent processing, and regulatory recertifications with HUD and SHA requirements.

The role requires COS/CPO credentials and expertise with HUD Secure Systems and property-management software, collaborating with an Executive Director, service coordinators, and a Compliance team to protect subsidies and manage inspections.

Qualifications

• 3+ years in residential property management within HUD Section 8, 202, or 811 and SHA PBV programs.
• COS or CPO or HUD credential; WSHFC Tax Credit Fundamentals preferred.
• Proficiency with HUD Handbook regulations, including income eligibility and EIV/TRACS.
• Experience with HUD Secure Systems (WASS, EIV, TRACS) and property management software (Yardi, AppFolio, RealPage).
• Knowledge of Fair Housing Act, ADA, and Seattle landlord-tenant laws.

Responsibilities

• Oversee tenant intake, move-ins/outs, screenings, and annual/interim recertifications via HUD EIV and SHA portals.
• Manage daily operations: leases, rent collections, notices, and evictions when needed.
• Prepare and transmit monthly HUD TRACS vouchers and SHA billing data.
• Coordinate with Compliance Maintenance Technician on work orders and vendor contracts.
• Prepare for and oversee routine inspections; ensure NSPIRE and HQS compliance for all units.
• Liaise with Resident Service Coordinator team to support tenant wellbeing and stability.
