Job summary

The Management Group, Inc. is seeking a dedicated Property Manager to oversee our community in Washington.

The role involves resident relations, leasing activities, rent collection, and coordinating maintenance and service contractors to maintain property standards. Ideal candidates will possess strong customer service and organizational skills, with the ability to manage budgets and communicate effectively with tenants and vendors.

Responsibilities

• Assists and follows directions from the Portfolio Manager.
• Welcomes and shows prospective tenants’ apartments and explains occupancy terms.
• Informs prospective tenants of nearby schools, shopping malls, and transportation.
• Rents or leases apartments, collects security deposits, and completes lease forms.
• Uses sales skills to lease apartments by understanding market conditions and amenities.
• Collects rents and issues receipts.
• Investigates tenant complaints about utilities or appliances and inspects vacated units for repairs.
• Coordinates maintenance staff for repairs, painting, landscaping, or outside services as needed.
• Assists in preparation, analysis and control of property budgets.
• Resolves tenant complaints about other tenants or visitors.
• Completes move-in/move-out walk-throughs documenting unit condition.
• Coordinates basic maintenance of unit turns (painting, patching, cleaning).
• Arranges services such as trash collection, extermination, or carpet cleaning.
• Negotiate contracts for services (janitorial, security, groundskeeping, waste removal) at competitive prices.
