Job summary

Carleton Living is seeking an Assistant Service Manager for Pathways at Chalmers, a 426-unit property in Austin, TX. The role involves maintenance across the property including HVAC, electrical, plumbing, and carpentry tasks, with a focus on keeping common areas orderly and safe.

You will assist the Community Manager, support with curb appeal, and ensure timely turnover of vacant units. A high school education and EPA Type II HVAC certification are required, along with a valid driver’s license

Qualifications

• High school education or equivalent.
• EPA Type II HVAC certification or greater.
• 3 years of multifamily maintenance experience with public contact preferred.
• Valid driver’s license and current auto insurance.
• Willingness to perform janitorial, custodial, gardening and painting tasks as needed.

Responsibilities

• Report observed problems to the Community Manager.
• Maintain grounds and common areas, patrol daily.
• Assist with curb appeal and model unit detailing.
• Complete assigned maintenance work orders and analyze patterns.
• Conduct regular exterior/interior maintenance and system upkeep (HVAC, electrical, plumbing, carpentry).
• Vacant unit turnover within 3 business days and report status."
• Change locks on vacant units and manage keys.
• On-call rotation 7 days with rapid pager response.
