Job summary

Vivmark Residential is hiring a Maintenance Manager in New York, NY. You will lead a hands-on team, ensure operations meet Equity standards, and drive property performance while coordinating with the Community Manager.

The role requires extensive maintenance experience across plumbing, electrical, and HVAC systems, plus at least three years of team leadership and strong budget oversight. An on-site position with a 100% rent discount is included.

Qualifications

• Residential apartment service management experience.
• Extensive hands-on maintenance in plumbing, electrical, appliances, boiler and HVAC/PTAC.
• 3+ years leading a service team with mentoring, coaching and development.
• Experience providing fiscal oversight: expense mitigation, budget oversight, inventory control.
• Knowledge of federal and state apartment housing laws.
• Experience in a unionized environment.

Responsibilities

• Partner with the Community Manager to meet property objectives.
• Lead a team adhering to Equity standards and handle resident service requests.
• Assist with maintenance tasks and prepare market-ready apartments.
• Conduct financial reporting and advise on budget optimization.
• Collaborate with the Property Manager on capital improvements and inventory control.
