Job summary

ONYX Multifamily Group in Waco, TX is seeking an experienced Lead Maintenance to supervise the maintenance team and support daily operations at The Edmond, our multifamily community. You will oversee repairs, coordinate with vendors, manage work orders, and ensure safety, quality, and resident satisfaction.

Responsibilities include training technicians, prioritizing tasks, conducting preventive maintenance, inspecting buildings, and maintaining accurate records while on-call for emergencies.

Qualifications

• Experience in lead maintenance or apartment/property maintenance.
• Ability to supervise, train, and support maintenance technicians.
• Strong knowledge of general maintenance including plumbing and electrical.

Responsibilities

• Supervise, train and support maintenance technicians.
• Delegate maintenance tasks and prioritize work orders and available resources.
• Perform and oversee general maintenance and repairs throughout the property.
• Diagnose and troubleshoot plumbing, electrical, HVAC and general maintenance issues.
• Monitor maintenance requests and ensure work orders are completed efficiently and accurately.
• Maintain appropriate inventory of maintenance supplies, parts, tools and equipment.
• Coordinate with vendors and contractors when specialized maintenance or repairs are needed.
• Respond to maintenance emergencies and participate in the property's on-call rotation.
• Conduct routine inspections and preventive maintenance.
• Help maintain the condition and appearance of buildings, common areas and property grounds.
• Identify maintenance concerns and address issues before they become larger problems.
• Follow company safety procedures and applicable safety and compliance requirements.
• Maintain accurate maintenance records, work orders and other required documentation.
• Communicate maintenance concerns and property needs to the Property Manager.
• Support the onsite team in providing professional and timely service to residents.
