Job summary

Meridian Community Association in Queen Creek, AZ is seeking an Onsite Manager to lead community operations under AAM’s management. You will support residents, enforce CC&Rs, prepare board packages, and help drive budgets and capital projects with strong customer service.

Ideal candidates possess solid HOA experience, exceptional communication, and the ability to coordinate with the board and vendors. This is an onsite role requiring availability evenings and weekends as needed.

Qualifications

• 2+ years in community or HOA management, with customer service focus.
• Experience enforcing governing documents and CC&Rs.
• Contract administration and vendor management experience.
• Budgeting, financial reporting, and basic accounting knowledge.

Responsibilities

• In conjunction with the Board, manage the association to maintain property values and resident relations.
• Develop strong working relationships with board members, committees, and owners.
• Recommend and implement procedures to ensure compliance with laws and disclosure requirements.
• Perform community tours, track non-compliance, serve notices, and follow fine/collection policies.
• Oversee Design Guidelines compliance and communication with owners on design matters.
• Plan and assist board meetings, prepare board packages, and notify members of meetings.
• Review monthly financials and manage A/P to the management company.
• Draft, execute, and supervise the annual budget, capital projects, and variance reporting.
• Secure bids, review contracts, and ensure insurance compliance for vendors.
• Supervise on-site staff, lead staff meetings, and coordinate management activities.
• Review incident reports and implement timely solutions.
• Provide training for pool monitors as needed.
• Perform other related duties as directed.
