Job summary

Alliance Residential seeks an experienced construction project manager to lead complex multifamily residential projects in the Atlanta area. You will oversee scheduling, procurement, safety, and on-site coordination across trades to ensure timely delivery within budget.

The role requires strong Procore and MS Project skills, plus deep knowledge of scheduling software and safety standards. Occasional travel to project sites is expected. Competitive compensation and benefits offered.

Qualifications

• High school diploma or equivalent.
• Three or more years prior experience in construction management or a similar discipline is preferred.
• Advanced Procore knowledge.
• Proficient in Microsoft 365 application suite, including Word, Outlook, PowerPoint, and Excel.
• Familiar working with MS Project, P6, or similar scheduling software.
• Effective organization and time management skills.
• Strong interpersonal and communication skills with the ability to interact and relate effectively, productively, and positively with other associates.
• Ability to work independently with minimal supervision.
• Demonstrated ability to direct the work of others including subcontractors and suppliers.
• Working knowledge of the construction process including scheduling, contract administration, equipment, manpower, etc.
• Well versed in safety and government regulations with success in implementation on a job site.
• Must be able to travel locally to project sites as needed.
• Strong knowledge of multifamily residential construction industry.
• Extensive project safety experience with a verity of trades (OSHA 30 preferred).
• General knowledge of the real estate and development industry.
• Experience in residential and commercial subdivision design.
• Ability to work a schedule during normal working hours and that may be other than Monday-Friday, 8-5. Work in excess of 40 hours per week is likely.
• Consistent, regular and in person attendance during assigned hours at the workplace are required.

Responsibilities

• Ensure project is completed on time, within budget and according to plans and specifications.
• Supervise and coordinate installation of work in accordance with contract documents, schedule, and planned sequence of work to meet budget and schedule goals.
• Oversee scheduling, delivery, logistics, quality control and staffing levels.
• Assist Superintendent with development, management, and maintenance of the project schedule.
• Collaborate to develop schedules and determine sequencing; implement recovery strategies as needed.
• Track milestone dates and manage activities to achieve them.
• Oversee work among assigned trades to promote a coordinated project operation.
• Resolve field issues related to procedures, design clarifications, labor and equipment, schedule, and other matters.
• Knowledge of contracts, subcontract documents, drawings, specifications, and local codes.
• Manage onsite work for compliance with contract documents.
• Conduct pre-construction meetings to review scope and set production expectations.
• Manage delivery dates for materials and equipment affecting areas/trades.
• Supervise manpower to stay on budget and maintain quality; identify and remedy cost variances.
• Enforce safety program and conduct regular safety inspections.
• Manage site testing/inspections, permits, and final walkthroughs.
• Maintain relationships with subcontractors and suppliers.
• Communicate and resolve field issues with development/design teams.
• Complete daily reports, drawings, RFIs, and related field documentation.
• All other tasks and duties as assigned.
