Job summary

CAMS is seeking an On-site Community Manager (HOA Management) to support three active adult communities in the Raleigh, NC area. The role rotates between sites and you will work on-site at a different location each day.

You will build strong relationships with HOA boards, supervise on-site staff, prepare budgets and reports, coordinate vendors, and oversee daily HOAs to deliver exceptional service with the support of a team of specialists.

Qualifications

  • Formal education or professional work experience in Community Management or related field

Responsibilities

  • Maintain communication with the HOA community board of directors and homeowners of 3 Associations
  • Supervise on-site staff: Lifestyle Directors and facilities, maintenance staff members
  • Schedule and prepare for regular board meetings
  • Respond to homeowner needs in a timely manner
  • Prepare and present the annual budget to the board of directors
  • Analyze monthly financial reports, and create variance reports for the board of directors
  • Create monthly management reports
  • Coordinate vendors for community maintenance and special projects
  • Oversee daily operations of the HOAs
  • Attend regular meetings with the management firm
  • Supervise administrative and maintenance staff where applicable
  • Manage all short- and long-term objectives and goals of the HOAs
  • Develop and recommend the annual Operating Budget and Mid-Year Forecast with the assistance of on-site HOA Committees
  • Recommend all third-party service providers and contractors and manage their activity
  • Recommend aesthetic, maintenance, and safety improvements to the community
  • Attend and contribute to Committee Meetings (Finance, Infrastructure, Landscaping, Marine, Security)
  • Supervise the on-site work order process
  • Work with third-party professionals (engineers, legal firms, insurance firms, construction management firms, marketing firms)
  • Recommend and ensure the consistent execution of emergency/storm management activity
  • Perform other job functions including personal management of on-site staff

Job description

CAMS is seeking an On-site Community Manager (HOA Management) to support three active adult (55+) communities in the Raleigh, NC area (ZIP codes 27610 and 27540). This position will split time between all three associations, with the Community Manager rotating between communities and working on-site at a different location each day.

As a Community Manager, you will build relationships with your HOA board of directors and work to provide them with the guidance and management oversight necessary for their association. Our managers are supported by a team of specialists dedicated to assisting the general membership of communities, allowing you to focus your efforts on larger projects and delivering the superb service for which we are so proudly known.

Responsibilities
