Denholtz Properties is seeking an experienced Residential Maintenance Manager to oversee preventive and corrective maintenance at our Rahway property, ensuring safety and comfort for residents. The role requires coordinating turns, supervising on-site staff and vendors, and maintaining robust maintenance programs.

You will manage budgets and respond to emergencies, delivering reliable service with a customer-focused approach in a full-time, on-site capacity.

Qualifications

• 3-5 years of experience supervising a maintenance team in a residential community setting.
• Must be able to work within a team.
• Must be available to respond to emergencies at the properties.
• Must have reliable transportation for on-call emergencies.
• Customer service mindset with professional, courteous demeanor.
• Ability to communicate clearly with staff and residents.
• Certified Pool Operator preferred.

Responsibilities

• Develop a monthly preventative maintenance schedule with onsite technicians.
• Ensure building systems are on corporate preventive maintenance programs.
• Supervise on-site maintenance staff and outside vendors.
• Coordinate services with vendors, utility consultants, and contractors.
• Administers budgets, contracts, purchases and requisitions for ongoing projects.
• Coordinate turns, make-readies and move-out processes with onsite staff.
• Complete work orders and assist with grounds and on-call duties as needed.
