Job summary

BNE Real Estate Group seeks an experienced Maintenance Manager to lead the onsite maintenance function for a community in East Rutherford, NJ. This live-on site role directs daily operations, coordinates workloads, budgets, and vendor relations to uphold ownership goals.

You will oversee emergency and preventative maintenance, supervise staff of 3rd party vendors, and maintain strong resident communication. Salary is $70,000–$75,000 with comprehensive benefits; 90-day eligibility applies.

Qualifications

• High school diploma or equivalent.
• 3+ years' experience in property management.
• Strong customer service orientation.
• Proficient in Microsoft Office and Yardi.
• Ability to work with minimal supervision; well organized with excellent time management skills.
• Knowledge of rules, regulations and laws regarding property management.
• Maintain regular and punctual attendance.
• Work overtime hours as required; travel overnight as needed.
• Work in cold/hot/dusty/loud environments.
• Comply with all policies and procedures.

Responsibilities

• Direct the maintenance work of all maintenance employees.
• Allocate and perform workload among maintenance staff.
• Determine materials, supplies, machinery and tools to be used, bought, stocked.
• Manage flow of materials and supplies.
• Supervise and perform maintenance requests promptly.
• Daily property inspections.
• Handle emergency repairs and turnovers.
• Advise on budget and capital expenditures to management.
• Document leaks, damage and safety issues.
• Coordinate preventive maintenance and annual inspections.
• Oversee move-ins/outs and resident orientations.
• Supervise 3rd party vendors and contractors.
• Maintain excellent customer service with residents and staff.
