Job summary

Mon Ami Real Estate seeks an experienced Property Manager for its Chicago public housing portfolio. You will oversee 98 units across scattered sites, handling rent, inspections, admissions, certifications, and reporting, in a hands-on owner-operator role.

This is a six-month term, on-site in Chicago, with potential for permanent hire based on performance. Strong CHA knowledge and HUD Form 50058 experience are essential for success.

Qualifications

• 5+ years of residential property management with hands-on responsibility
• 3+ years of federally assisted housing compliance
• Experience with HUD Form 50058, PIC submissions, and income/rent calculations
• Knowledge of Fair Housing, Section 504 and ADA accommodations
• Budgeting and reading P&L to connect decisions to portfolio performance
• Yardi proficiency preferred
• Illinois Leasing Agent license or ability to obtain within 120 days of hire
• Bilingual English/Spanish preferred

Responsibilities

• Manage day-to-day operations of 98 scattered-site public housing units
• Oversee admissions from CHA referrals through sublease and HUD 50058 for each applicant
• Conduct annual and interim income and family composition verifications
• Calculate rents and utility allowances and maintain 50058 records
• Review aging reports, issue 14-day notices, enforce leases, coordinate evictions
• Handle CHA grievance procedures and move-in/move-out inspections
• Ensure NSPIRE/REAC readiness and 24-hour emergency response
• Prepare CHA desk audits and HUD monitoring responses with findings tracked to closure
• Develop annual operating, replacement reserve, and capital expenditure budgets
• Deliver monthly reporting package to ownership and CHA by the 15th
• Administer segregated reserve and security deposit accounts
• Analyze operating statements and budgets for accuracy
• Supervise the Property Management Coordinator
• Manage lease renewals and enforcement per Public Housing rules
• Coordinate reasonable accommodations processes
• Maintain CHA formats and purge compliance files
