Job summary

Granite Management, LLC is seeking an Operations Specialist for an on-site position in West Lafayette, Indiana. This role supports the Operations Manager with daily execution and administration of market operations, coordinating vendors, turns, inspections, lease compliance follow-up, resident communications, invoices, and records to ensure timely, accurate work.

Qualifications

• Two to three years of property management, facilities coordination, vendor coordination, or related operations experience preferred (not required).
• Strong written and verbal communication, organization, documentation, follow-up, and problem-solving skills.
• Able to manage multiple priorities, meet deadlines, use sound judgment, and elevate issues appropriately.
• Comfortable working with residents, guarantors, vendors, inspectors, and internal teams.
• Working knowledge of standard office software and the ability to learn property-management systems.

Responsibilities

• Provide operational support and coordination under the Operations Manager; manage task lists, records, and follow-up to completion.
• Coordinate with property management, maintenance, leasing, accounting, residents, guarantors, and vendors to keep market work moving.
• Prepare routine reports and updates on turns, inspections, vendor activity, lease-compliance matters, invoices, and unresolved issues.
• Assist with scopes of work, bids, vendor comparisons, and recommendations for the Operations Manager.
• Maintain vendor documents (W-9s, certificates of insurance) and report missing/expired items before work begins.
• Schedule and coordinate vendor work; act as primary day-to-day contact for local vendors.
