Job summary

Cal-Am Properties, Inc. seeks an Apartment Property Manager to oversee daily operations at our Gilbert, AZ communities, ensuring curb appeal, rental collection, and timely maintenance.

You will hire, train and supervise on-site staff, coordinate with maintenance and leasing teams, and drive strong occupancy and resident satisfaction. Requires 2+ years on-site management, a valid driver’s license, and familiarity with property management tools; Yardi is a plus.

Qualifications

• Minimum Education: High School.
• Minimum Experience: 2 Years of on-site management.
• Preferred Field-of-Expertise: Residential or commercial management experience, including supervisory responsibility.
• Preferred Education: Bachelor’s Degree.
• Minimum Field-of-Expertise: Sales/multi-family property management experience.
• Valid driver’s license and good driving record.
• Yardi Software a plus, but not mandatory.

Responsibilities

• Responsible for office opening on schedule and maintaining curb appeal.
• Hires, trains, motivates and supervises on-site staff to achieve operational goals.
• Ensures staff complete required courses and training.
• Provides feedback and handles disciplinary procedures if necessary.
• Assists in budgeting and stays within budget guidelines.
• Ensures rents are collected and posted timely; handles evictions as needed.
• Prepares final account summaries per state guidelines.
• Maintains vendor/contractor communications and submits invoices for payment.
• Reports incidents and workers’ compensation properly.
• Conducts safety checklists with maintenance staff.
• Inspects community, move-outs/make-ready status, and coordinates with leasing/maintenance.
• Prepares daily/weekly/monthly reports and suggests capital improvements.
• Supports marketing efforts and participates in promotions.
• Participates in community recreational activities and local business engagement.
