Job summary

RCHDC is seeking an On Site Property Manager to run daily operations of an apartment complex in Arcata, CA. You will verify compliance with government regulations, enforce occupancy rules, and coordinate tenant services to support community well-being.

The role requires living on-site in a two-bedroom apartment with utilities provided as compensation, and involves rent processing, inspections, and tenant communications.

Qualifications

• Must have good writing and math skills.
• Must be well organized and thorough.
• Must be able to work and make decisions without supervision.
• Familiarity with landlord/tenant law helpful.

Responsibilities

• Review tenant applications for eligibility; maintain and purge waiting lists; show available units.
• Follow RCHDC’s procedure for processing eligible applicants within program guidelines (TCAC, HOME, HUD, USDA).
• Ensure new move-in files are complete and orderly.
• Attend trainings as needed by RCHDC and possibly overnight stays.
• Walk property at least twice daily to monitor appearance and presence.
• Distribute rent bills, collect rent and security deposits for accounting.
