Blue Dock Holdings is seeking a hands-on, on-site Property Manager to oversee the day-to-day operations of its Toledo portfolio—approximately 278,500 square feet of multi-tenant industrial and flex space across about 105 units. The role serves as the owner’s primary contact for tenants, vendors, and contractors, ensuring show-ready units, timely maintenance, and leasing velocity.

Qualifications

• 3+ years of property management, facilities, or building-operations experience.
• Mechanical aptitude and understanding of building systems.
• Excellent organizational, communication, and interpersonal skills with a tenant-service mindset.
• Self-motivated and able to work independently on-site with minimal supervision.
• Proficiency with basic computer applications (email, spreadsheets) and Yardi; experience with budgets and invoice processing.
• Valid driver’s license and ability to travel between buildings within the portfolio.
• Ability to perform the physical requirements of the role, including walking the property, climbing stairs and ladders.

Responsibilities

• Inspect buildings, units, common areas, parking lots, and grounds to ensure maintenance and safety.
• Coordinate routine, preventive, and emergency maintenance; respond to tenant service requests.
• Perform minor repairs and elevate major items to Asset Management.
• Monitor building systems (HVAC, roofing, lighting) and track maintenance schedules.
• Oversee snow removal, landscaping, and general site appearance.
• Manage utility accounts and tenant transfers during move-in/out.
• Act as on-site point of contact for tenants and vendors; maintain relations.
• Support lease compliance and report issues to Asset Management.
• Assist with annual operating budget and track expenses against it.
• Provide periodic property status reports to ownership.
