Qualifications

• Proficiency with property-level financial statements, CAM reconciliations, rent roll administration.

Responsibilities

• Own monthly, quarterly, and annual close for the property portfolio and consolidated statements.
• Oversee ledger, journal entries, accruals, and reconciliations across multiple entities.
• Prepare operating statements, variance analyses, and investor/lender reporting packages.
• Manage CAM reconciliations, expense recoveries, and tenant billings.
• Coordinate annual budgets and reforecasts with asset management and on-site staff.
• Oversee AR, rent roll, collections, AP, vendor payments, and cash positioning.
• Administer lease abstracts; ensure rent escalations and terms are reflected in books.
• Establish scalable policies, processes, and internal controls; optimize software platforms.

Blue Dock is a rapidly growing commercial real estate investment company with over 1.6M SF of commercial real estate featuring 300+ tenants. We acquire and operate multi-tenant industrial and commercial properties and take a hands‑on, detail-oriented approach to leasing and value creation.

Position Summary

Blue Dock is seeking an accounting professional to lead our property accounting efforts, based in our Fort Lauderdale office. This person will help build and lead the property management accounting function across Blue Dock’s growing portfolio of multi-tenant commercial industrial and flex assets. As the accounting leader for property operations, you will own the integrity of property-level financials, establish scalable processes and controls, and partner closely with the Partners, asset management, and on-site teams to support a rapidly expanding portfolio. This is a high-impact role for a hands‑on builder who can both operate in the details and design the systems, team, and reporting that a scaling real estate platform requires.

Key Responsibilities

Property Accounting & Financial Reporting

• Own the monthly, quarterly, and annual close for the property portfolio and deliver accurate, timely property-level and consolidated financial statements.
• Oversee the general ledger, journal entries, accruals, and account reconciliations across multiple property-owning entities.
• Prepare and review operating statements, budget-to-actual variance analyses, and investor and lender reporting packages.
• Manage CAM (common area maintenance) reconciliations, expense recoveries, and tenant billings.
• Coordinate annual operating budgets and reforecasts with asset management and on-site property managers.

Cash, Receivables, Payables & Lease Administration

• Oversee accounts receivable, rent roll integrity, tenant billing, and collections support across a diverse, multi-tenant base.
• Manage accounts payable, vendor payments, and cash positioning across property operating and reserve accounts.
• Administer lease abstracts and ensure rent escalations, recoveries, and other lease terms are accurately reflected in the books.
• Monitor property-level cash flow, distributions, and lender reserve and escrow requirements.

Controls, Systems & Compliance

• Establish and document scalable accounting policies, processes, and internal controls to support a growing portfolio.
• Own and optimize the property management and accounting software platform (e.g., Yardi, MRI, or AppFolio) and its integrations.
• Manage debt compliance, loan draws, and recurring lender reporting requirements.
• Coordinate with external CPAs and auditors on tax filings, audits, and year-end work.

Leadership & Cross-Functional Partnership

• Partner with the Partners and asset management on performance reporting, capital planning, and investor relations support.
• Lead accounting onboarding for new acquisitions and support dispositions and refinancings.
• Drive continuous improvement in the speed, accuracy, and insight of financial reporting.

Qualifications

• 3+ years of accounting experience, including significant commercial real estate or property accounting experience; multi-entity, multi-tenant commercial portfolios preferred, however, we are open to multifamily experience with some exposure or willingness to learn CAM recs.
• Bachelor’s degree in Accounting or Finance; CPA ideal but not required.
• Deep knowledge of property-level financial statements, CAM reconciliations, expense recoveries, and rent roll administration.
• Proficiency with property management and accounting software (Yardi, MRI, AppFolio, or similar) and advanced Excel.
• Demonstrated experience building or scaling an accounting function, including processes, controls, and team, in a growing organization.
• Strong command of GAAP, debt compliance, and real estate partnership and entity structures.
• Excellent leadership, communication, and organizational skills, with the ability to operate both strategically and hands‑on.
• Based in, or able to work on-site from, the Fort Lauderdale area.
