Job summary

Kittle Property Group, Inc. in Houston, TX seeks a Property Manager responsible for on-site operations and performance of a specific apartment community or self storage property.

You will lead staff, manage daily tasks, ensure compliance, and deliver excellent service to residents and tenants. You will develop and monitor budgets, oversee rent collection and marketing, show apartments, supervise maintenance and landscaping, and work with the Regional Supervisor to meet annual budget objectives.

Qualifications

• High school diploma or GED is required.
• At least 1 year of experience in property management or related field.
• CAM or ARM certification is recommended.

Responsibilities

• Direct property operations and staff in the most cost effective manner.
• Develop and manage annual budget.
• Maintain occupancy levels according to budget.
• Hire staff and manage performance; address employee relations.
• Process new applications and provide required compliance information.
• Maintain compliance policies and procedures.
• Supervise rent collection, ledgers, deposits, and petty cash records.
• Pursue delinquent rents and evictions; coordinate with collections.
• Direct marketing and leasing activities to maintain occupancy targets.
• Supervise resident relations and enforce community rules.
• Oversee maintenance, landscaping, and snowplowing.
• Coordinate with Regional Supervisor to meet budget objectives.
• Show apartments to prospective residents.
• Other duties as assigned.
