Qualifications

• Previous leadership experience required.
• Strong experience in multi-family property maintenance.
• Extensive knowledge of maintenance safety guidelines and OSHA regulations.
• EPA certification required (If you do not hold an EPA certification you are required to obtain it within 120 days of your start date via company paid training).
• HVAC experience strongly preferred.
• CPO Certification and pool maintenance skills preferred.
• Ability to prioritize and delegate multiple tasks in a fast-paced environment.
• Must possess exceptional customer service and communication skills.
• Must possess excellent organizational and time-management skills.
• Willingness to respond to emergencies after normal business hours.
• Able to communicate with residents and co-workers.
• Basic computer skills and comfort learning software, apps, and programs.
• Have reliable transportation and valid driver’s license.

Responsibilities

• Manage maintenance staff by setting direction, priorities, and schedules.
• Maintain and execute a preventive maintenance program to minimize emergency repairs.
• Maintain community inventory, monitor purchase orders, and approve invoices.
• Ensure maintenance work orders are completed to high standards of quality, efficiency, and safety.
• Ensure apartments are ready for move-ins by inspecting and quality checking.
• Meet with team members regularly to discuss strengths and development opportunities.
• Interview and hire qualified candidates with the Community Manager.
• Collaborate with team to achieve goals and provide support as needed.
• Evaluate and manage contractor projects for quality and contract compliance.
• Diagnose and solve HVAC, plumbing, electrical, and carpentry tasks; read wiring diagrams and tile installation.
