Job summary

Windmill Lakes Apartments in Holland, MI is seeking a Service Supervisor to oversee maintenance staff, manage preventive maintenance, and ensure service requests are completed safely and to high standards.

Responsibilities include scheduling, hiring and coaching team members, coordinating with the Community Manager, and evaluating contractor work. EPA certification is required within 120 days; HVAC experience is strongly preferred. Join Edward Rose & Sons for a stable, growth‑oriented career.

Qualifications

• Previous leadership experience is required.
• EPA certification is required (or obtained within 120 days of start)
• HVAC experience is strongly preferred
• CPO certification and pool chemistry/maintenance skills preferred
• Strong multi-family property maintenance experience is preferred

Responsibilities

• Manage maintenance staff by setting direction, priorities, and schedules
• Maintain and execute a preventative maintenance program
• Maintain community inventory, monitor purchase orders, and approve invoices
• Ensure maintenance work orders are completed to high standards
• Ensure apartments are ready for move-ins by inspections and QC
• Interview and hire qualified candidates with Community Manager
• Coordinate with team and contractors to meet goals
• Train on diagnostics for HVAC, plumbing, electrical, carpentry, and tile work
• Participate in after-hours emergency coverage as needed
