Job summary

Kittle Property Group, Inc. is seeking aMaintenance Supervisor to oversee daily maintenance operations for Laurel Vista and Magnolia Station. You will supervise technicians, grounds staff and porters, manage budgeted expenses, and ensure timely completion of all service requests.

The role emphasizes curb appeal, preventative maintenance, and safe building operations, with on-site responsibilities and after-hours resident support as needed.

Qualifications

• High school diploma or GED required.
• 1-2 years of maintenance experience.
• HVAC/EPA certification preferred.
• Ability to read, write, speak and interpret basic instructions and simple correspondence.
• Math skills: add, subtract, multiply, divide; interpret basic graphs.
• Proficiency with MS Outlook or basic computer tasks.

Responsibilities

• Monitor maintenance expenses and ensure they stay below budget.
• Inspect community grounds each morning.
• Perform turn of vacant units (painting, cleaning, maintenance).
• Complete all maintenance requests in a timely manner.
• Prepare vacant units for occupancy.
• Complete preventative maintenance activities.
• Maintain landscaping, bushes, trees and lawn.
• Perform snow removal of sidewalks.
• Maintain logs of weather and snow removal efforts.
• Maintain records of maintenance performed in all units and at the site.
• Maintain tools and replacement parts in working condition.
• Provide and maintain own set of personal tools.
• Sweep and maintain all common areas.
• Supervise contractors at the site.
• Provide emergency resident support after office hours.
• Maintain resident and apartment preventative maintenance records.
• Provide service and maintenance for all common amenities.
