Job summary

Pennrose is seeking a proactive Property Manager to lead one or more apartment developments. You will supervise administrative, supportive services and maintenance staff, drive occupancy, rent collections and budget adherence, and ensure compliance with housing programs while maintaining a safe work environment.

You will report to a Regional Property Manager and play a key role in training staff, leveraging Pennrose Academy, and delivering exceptional resident service to sustain long-term

Qualifications

• Four years of increasing property management responsibilities.
• Knowledge of affordable and market rate housing.
• Industry training credentials which authenticate understanding of rental housing programs.
• Requires a valid driver’s license, an insured vehicle, and the ability to travel between properties.

Responsibilities

• Effectively manage rent increases, rent collections and the eviction process.
• Market the property to high standards, optimize curb appeal and convert applicant traffic/waitlists to residency while meeting Fair Housing requirements.
• Understand affordable and market rate program features to optimize financial and operational performance.
• Manage housing partner subsidy programs and relationships.
• Oversee accounts receivable/payable and cash to meet obligations.
• Monitor utility consumption and optimize use of the NWP system and responses.
• Inspect the property daily and address maintenance needs with safety in mind.
• Input to capital planning, budget process and cost-saving measures; share best practices.
• On-board, train, motivate and develop staff to be successful stewards of the properties.
• Handle work orders, preventive maintenance, turns and leasing within policy timeframes.
• Process re-certifications and manage credible waiting lists; meet occupancy and financial deadlines.
