Job summary

Pennrose is seeking a Property Manager for our Atlanta-area developments. The PM will lead a site team across administrative, supportive services and maintenance, ensuring high occupancy, rent collection, and compliance with program requirements.

You will supervise staff, drive budgeted financial goals, and provide excellent resident service to promote long-term retention. Reporting to a Regional Property Manager, this role offers growth through the Pennrose Academy and a broad leadership scope.

Qualifications

• Four years of increasing property management responsibilities.
• Knowledge of affordable and market rate housing.
• Valid driver’s license and ability to travel between properties.
• Industry credentials related to rental housing programs.

Responsibilities

• Effectively manage rent increases, collections and evictions.
• Market the property to high standards and optimize occupancy.
• Understand program features for affordable and market-rate housing.
• Manage housing partner subsidy programs and relationships.
• Handle AR/AP and cash to meet obligations promptly.
• Monitor utility consumption and optimize related costs.
• Inspect properties daily and ensure safety and compliance.
• Contribute to capital planning, budgeting and cost savings.
• Onboard, train and motivate staff; support Pennrose Academy.
• Oversee work orders, preventive maintenance, and leasing of vacant units.
• Process re-certifications and manage waiting lists.
• Own all aspects related to the apartment development.
• Coach staff on customer service, safety, and technology usage.
• Prepare property for inspections (agency/REAC) without surges.
• Conclude insurance claims and manage related admin tasks.
• Serve as a role model and trusted resource to staff and residents.
• Ensure Supportive Services program success and reporting.
• Support Pennrose Academy to heighten staff expertise.
