Job summary

Sun Communities is seeking a Community Manager in Merritt Island, FL to oversee operations, budgeting, leasing, and resident relations. The role serves as the primary on-site contact and requires 24/7 on-call availability while ensuring Sun’s policies and fair housing compliance are upheld.

You will supervise staff, manage marketing and sales of homes, review residency applications, and coordinate with maintenance for move-ins. A leadership mindset and strong communication are essential.

Qualifications

• 2 years in property management experience, including 2 years of supervisory experience.
• 6 months in prior sales and leasing experience.
• Familiarity with fair housing laws and employment law.
• Strong competence in budgeting and basic accounting.

Responsibilities

• Oversee administrative functions, marketing, leasing and sales of homes.
• Manage rent collection, delinquency handling, and invoicing for operating expenses.
• Ensure compliance with federal, state and local laws and safety policies.
• Lead team selection, development and adherence to policies and procedures.
• Coordinate budgets, CapEx, and property accounting reports.
• Respond to resident concerns and maintain Sun curb appeal standards.
• Prepare sites for models and coordinate with maintenance for move-ins.
