Job summary

Sun Communities, Inc. in Merritt Island, FL is seeking a Community Manager to oversee operations, financial performance and resident satisfaction.

This role serves as the primary contact for residents with 24/7 on-call availability, guiding administrative functions, marketing, leasing and the sale of homes. You will manage budgeting, team performance, maintenance coordination, and ensure compliance with fair housing and local laws while fostering strong resident relations in a positive living

Qualifications

• High School Diploma or GED required; Bachelor's degree preferred.
• 2 years property management experience, including 2 years in supervision.
• 6 months of sales and leasing experience required.
• NetSuite experience preferred; strong office software skills essential.
• Solid knowledge of maintenance and basic accounting principles.
• Strong leadership, organization, and communication skills.

Responsibilities

• Markets and lists homes for sale and handles leasing processes.
• Oversees rent collection, posting, deposits, and delinquencies.
• Manages evictions per Sun's policies and approves expenditures.
• Monitors invoices for operating expenses and sales costs.
• Resolves resident complaints and coordinates timely solutions.
• Leads team hiring, development, and policy compliance.
• Oversees leasing, repairs, renovations, and move-ins.
• Ensures fair housing compliance and residency approvals.
• Initiates lease renewals and rent increase notifications.
• Works with RVP on strategic actions and incident handling.
• Ensures site readiness and on-site emergencies are managed.
