Job summary

SunRidge Management Group is seeking a Porter/Groundskeeper for an on-site multifamily property. You will maintain grounds, assist with maintenance, and support make-ready tasks to keep the community clean and welcoming.

Responsibilities include daily grounds upkeep, trash-out duties, basic repairs, painting, and safety compliance. This is a full-time on-site role requiring outdoor work in varying weather and reliable transportation.

Qualifications

• Outdoor work in various weather conditions.
• Strong attention to detail and cleanliness.
• Able to take direction and follow procedures.
• Physically capable: lifting, bending, climbing.
• Must have reliable transportation and valid driver’s license (if applicable).
• Grace Hill training completion required; bonuses/commissions depend on compliance.

Responsibilities

• Walk the property daily to remove litter and debris from common areas.
• Maintain cleanliness of leasing office, pathways, stairwells, laundry rooms, and recreation areas.
• Use blowers, brooms, and other tools to clean sidewalks and outdoor walkways.
• Perform trash-out duties for vacated units and dispose of abandoned items as directed.
• Detail grounds regularly (raking shrub beds, shoveling mud).
• Assist with general maintenance and make-ready tasks when requested.
• Perform minor repairs such as screen replacement, light bulb changes, painting, and basic upkeep.
• Change locks, rekey units, and distribute resident communications when requested.
• Help clean and organize maintenance shop and storage areas.
• Assist with moving heavy items and cleaning vacant units.
