Job summary

Roundhouse is seeking a Maintenance Supervisor for Saddleview Apartments & West Village at Four Points in Bozeman, MT. You will lead a maintenance team, manage inspections, unit turns, and capital projects, and partner with the Community Manager to keep residents safe and comfortable.

You’ll oversee budgets, vendor relationships, and on-call rotations, with a comprehensive benefits package including health plans and a 401(k) match.

Qualifications

• High school diploma or equivalent.
• 3+ years of property maintenance experience, including 2+ years in a supervisory or lead role.
• Strong knowledge of building systems, safety standards, and preventive maintenance.
• Working knowledge of plumbing, electrical, HVAC, CPO, and carpentry systems.
• Strong organization, communication, and customer-service skills.
• Proficiency in Microsoft Office and maintenance management software.
• A valid driver's license and reliable transportation to travel between properties.
• The ability to lift up to 50 pounds, stand and walk for long periods, climb ladders, and work outdoors in all weather.

Responsibilities

• Lead and develop maintenance technicians, housekeepers, and groundskeepers through daily assignments, training, and quality control.
• Build a culture of teamwork and accountability, giving clear, constructive feedback that raises the standard.
• Oversee repairs, preventive maintenance, and property, fire, pool, and annual inspections, resolving code issues fast.
• Enforce OSHA and company safety requirements and keep work areas, equipment, and storage organized.
• Manage make-ready schedules and unit turns, including move-out and pre-occupancy inspections.
• Lead capital and renovation projects with the Facilities Manager on time, on budget, and to standard.
• Own vendor relationships, collect and compare bids, and support CapEx planning.
• Monitor maintenance budgets, approve purchases, and manage inventory.
• Keep accurate records for work orders, preventive maintenance, inspections, and training.
• Partner with Community and Regional Managers on priorities, budgets, and long-term plans, and report regularly on property condition and team performance.
• Take your turn in the after-hours emergency rotation and help with snow and ice removal.
