Job summary

The Bainbridge Companies, LLC is seeking an experienced Maintenance Supervisor to lead on-site maintenance staff and manage budgetary controls for the property. You will handle repairs across plumbing, electrical, HVAC, and appliances, while ensuring high curb appeal and timely turnover of units.

You will work under the Community Manager to coordinate training, scheduling, safety, and vendor relations, with overtime eligibility and a focus on cost-saving measures that do not compromise quality.

Qualifications

• High School education or equivalent is required.
• Four years minimum experience as supervisor in community maintenance or related field.
• Experience with budget management and cost-saving measures.
• Strong knowledge of building systems (HVAC, plumbing, electrical, appliances).
• Ability to supervise staff and manage contractors/vendors.

Responsibilities

• Supervise on-site maintenance staff under the direction of the Community Manager.
• Manage department budget and seek cost-saving measures.
• Ensure vacant units are rent-ready in a timely manner.
• Oversee preventive maintenance and make-readies.
• Recruit, hire, and train quality staff; suggest promotions/terminations.
• Obtain competitive bids for maintenance expenses and adhere to SOPs.
• Communicate with residents, vendors, and the community; maintain safety and quality standards.
