Ideal candidates bring 3+ years in property maintenance with HVAC certification, strong leadership, and a customer-service mindset. On-site role with on-call duties and OSHA compliance expectations.

Qualifications

• High school diploma or GED required with HVAC certification.
• 3+ years in building, facilities, or property maintenance, including supervisory duties.
• HVAC, plumbing, electrical, appliance repair, carpentry knowledge.
• Read diagrams, manuals, work orders, and safety docs.
• Strong troubleshooting, organization, and leadership abilities.
• Customer service mindset and professional vendor interaction.
• Proficiency with work order systems and basic MS Office apps.

Responsibilities

• Lead, schedule, train, and support the maintenance team with safety and accountability.
• Coordinate service requests, preventive maintenance, and repairs for timely completion.
• Oversee make-ready operations and vacant-unit turnover to company standards.
• Perform and supervise HVAC, plumbing, electrical, appliance, and carpentry repairs.
• Inspect apartments, common areas, and grounds to ensure quality standards.
• Coordinate with vendors/contractors and management on projects.
• Maintain accurate maintenance records, inventory, and work orders.
• Oversee grounds and exterior upkeep to support community appearance.
• Respond to emergencies; participate in on-call rotation; ensure OSHA compliance.
