Job summary

Greystar is seeking a maintenanc e technician for a townhome community in Georgia. The role handles work orders, routine upkeep, and ensures cleanliness and safety across buildings, grounds and common areas.

You will inspect and coordinate with vendors, support budget planning, and contribute to cost-control programs. You will conduct safety meetings, follow MSDS and OSHA guidelines, and assist with the make-ready process for new move-ins, while providing strong resident service and timely

Qualifications

• High school diploma, GED, or related experience and training.
• Experience in property management maintenance or related trade.
• Knowledge and safe use of hand tools, power tools and measuring devices.
• Ability to apply logical thinking to define and correct problems.
• Proficiency in customer service and interpersonal communication.
• Ability to read, write, and communicate effectively with residents and team.
• Proficiency in internet, word processing, spreadsheet and database management; PM system experience preferred.
• Mathematical skills for financial, administrative, and legal documents.
• EPA Type I and II or Universal certifications if working on HVAC systems.
• Valid driver’s license to operate golf cart on property, if applicable.

Responsibilities

• Assists and completes work orders from resident requests and maintains community.
• Oversees make-ready process to prepare vacant units for leasing and move-ins.
• Develops cleanliness and appearance standards for grounds, amenities, and common areas.
• Periodically inspects work by team members and develops corrective actions.
• Inspects contractors and vendors to ensure quality and compliance.
• Maintains inventory of spare parts and procurement within budget.
• Completes monthly preventative maintenance as per policy.
• Assists Community Manager in budgeting for repairs and capital projects.
• Supports cost-cutting by repairing instead of replacing when possible.
• Leads safety meetings and ensures MSDS and OSHA compliance.
• Delivers courteous customer service and responds to questions and complaints efficiently.
