Job summary

Arlington Properties, LLC is seeking a hands-on Service Manager to lead the on-site maintenance team and ensure rapid, high-quality service across all apartment maintenance duties.

You will oversee HVAC, electrical, plumbing, carpentry, and appliance repairs, maintaining logs and inventory while coordinating with the Community Manager on budgets and vendor relations. This role requires strong leadership and exceptional organization.

Qualifications

• Minimum 3+ years of hands-on maintenance experience (HVAC, electrical, plumbing, carpentry).
• Prior supervisory or team-lead experience preferred.
• Excellent communication and organizational skills.
• EPA or CFC certification required.
• Valid driver’s license, auto insurance, and clean driving record.

Responsibilities

• Lead, train, and supervise the on-site maintenance team.
• Manage maintenance tasks across HVAC, plumbing, carpentry and appliances.
• Ensure service requests are completed within 24 hours (gold standard).
• Prepare market-ready apartments within 3–5 days.
• Maintain maintenance logs, inventory, and equipment.
• Coordinate with Community Manager on budgeting, planning, and vendors.
• Uphold safety protocols and Fair Housing compliance; on-call rotation.
