Job summary

Arlington Properties in Sarasota, FL is seeking a hands-on Service Manager to lead on-site maintenance and ensure timely resolution of work orders. This role combines leadership with hands-on maintenance across HVAC, plumbing, carpentry, and repairs, while coordinating with property management on budgets and vendor relations.

You will manage inventory, maintain safety standards, and deliver market-ready apartments within tight schedules, including weekends on a rotating on-call basis.

Qualifications

• High school diploma or equivalent.
• 3+ years hands-on maintenance experience (HVAC, electrical, plumbing, carpentry, etc).
• Prior supervisory or team lead experience preferred.
• EPA or CFC certification required.
• Valid driver’s license and clean driving record.

Responsibilities

• Lead, train, and inspire the on-site maintenance team.
• Manage all aspects of apartment maintenance—from HVAC to appliance repair.
• Ensure service requests are completed within 24 hours.
• Prepare market-ready apartments within 3–5 days.
• Maintain maintenance logs, inventory, and equipment.
• Coordinate with Community Manager on budgeting, planning, and vendor relations.
• Uphold safety protocols and Fair Housing standards.
• Provide on-call emergency response on a rotating schedule.
