Job summary

Arlington Properties is seeking a hands-on Service Manager to lead the on-site maintenance team and keep communities running smoothly. You will supervise maintenance tasks across HVAC, plumbing, carpentry, and electrical work while ensuring timely responses to service requests.

The role requires 3+ years of hands-on maintenance and prior supervisory experience, with EPA/CFC certification and a valid driver’s license. On-call rotations and weekends may be required.

Qualifications

• 3+ years of hands-on maintenance experience (HVAC, electrical, plumbing, carpentry).
• Prior supervisory or team lead experience preferred.
• Excellent communication and organizational skills.
• EPA or CFC certification required.
• Valid driver’s license, auto insurance, and clean driving record.
• Able to work a flexible schedule including weekends and on-call shifts.

Responsibilities

• Lead, train, and inspire the on-site maintenance team.
• Manage all aspects of apartment maintenance—HVAC, plumbing, carpentry, and appliance repair.
• Ensure service requests are completed within 24 hours.
• Prepare market-ready apartments within 3–5 days.
• Maintain detailed maintenance logs and inventory.
• Coordinate with the Community Manager on budgeting and vendor relations.
• Uphold safety protocols and Fair Housing compliance.
• Provide on-call emergency response on a rotating schedule.
