Job summary

Arlington Properties in Decatur, GA is seeking a hands-on Service Manager to lead the on-site maintenance team and ensure reliable operations. You will manage HVAC, electrical, plumbing, carpentry, and appliance repairs while keeping service requests on track and within 24 hours.

You will also prepare market-ready apartments within 3–5 days, maintain logs and inventories, and coordinate budgeting with the Community Manager. Strong leadership and a valid driver's license are required.

Qualifications

• High school diploma or equivalent.
• 3+ years of hands-on maintenance experience (HVAC, electrical, plumbing, carpentry, etc.).
• Prior supervisory or team lead experience preferred.
• Excellent communication and organizational skills.
• EPA or CFC certification required.
• Valid driver’s license and clean driving record.
• Ability to lift up to 100 lbs and work in all weather conditions.
• Flexible schedule including weekends and on-call shifts.

Responsibilities

• Lead, train, and inspire the on-site maintenance team.
• Manage HVAC, plumbing, carpentry, painting, and appliance repairs.
• Ensure service requests are completed within 24 hours.
• Prepare market-ready apartments within 3–5 days.
• Maintain detailed logs, inventory, and equipment.
• Oversee preventative maintenance and property inspections.
• Coordinate with Community Manager on budgeting and vendor relations.
• Uphold safety protocols and Fair Housing compliance.
• Provide on-call emergency response (rotating schedule).
