The Domain Companies is seeking an On-Site Leasing Manager for a premier New York City property. You will lead a high-performing leasing team, drive occupancy, and ensure exceptional resident experience from first contact to lease execution.

Strong focus on market-driven pricing and strategic campaigns, with responsibilities spanning team development, tenant relations, and regulatory compliance. A NY real estate license and 5+ years of on-site leasing experience are preferred.

Qualifications

• Bachelor’s degree in business administration, Real Estate, or a related field.
• Real estate license in New York or willingness to obtain one.
• Minimum 5 years on-site leasing and/or management experience.
• Prior lease-up experience required.
• Strong communication and problem-solving skills.
• Proven leasing experience in the New York market and pricing strategies.
• Excellent negotiation and written/verbal communication.
• Tech-savvy with leasing/property management software (Yardi Rent Café preferred).
• Familiarity with local and state leasing regulations.

What We’re Looking For

We are seeking a dynamic and results-driven On-Site Leasing Manager to lead all facets of the leasing operation at one of our premier New York City properties. In this role, you will build and inspire a high-performing leasing team — recruiting, training, and coaching leasing specialists to consistently deliver an exceptional resident experience from first contact through lease execution. You will serve as the driving force behind occupancy performance, deploying targeted strategies to attract and convert prospective residents while fostering lasting tenant relationships that support retention.

What You’ll Be Doing

• Develop and implement leasing strategies and initiatives to maximize occupancy rates and revenue.
• Establish leasing targets and objectives and monitor progress regularly.
• Oversee the leasing team, providing guidance, training, and performance evaluations.
• Collaborate with the marketing department to develop effective advertising and promotional campaigns to attract potential tenants.
• Conduct market research to identify emerging trends, competitor analysis, and pricing strategies.
• Negotiate and finalize lease agreements, ensuring compliance with legal and regulatory requirements.
• Maintain strong relationships with existing tenants, addressing concerns, and ensuring high tenant satisfaction.
• Monitor market conditions and assist in adjustments accordingly.
• Collaborate with property managers to ensure timely unit turnover and prepare units for new tenants.
• Develop and maintain a database of prospective tenants and maintain accurate records of leasing activities.
• Provide regular detailed reports and updates to the executive team regarding leasing performance, market trends, and forecasts.
• Stay informed about changes in local and state laws and regulations related to leasing and rental properties.
• Attend industry events, conferences, and seminars to expand professional network and stay updated on industry best practices.

Skills, Experience, And Qualifications Required

• Valid real estate license in the state of New York (or willingness to obtain one).
• Bachelor’s degree in business administration, Real Estate, or a related field.
• A minimum of 5 years on-site leasing and or management experience.
• Prior lease-up experience is required.
• Ability to critically think and problem solve with clear verbal or written communication.
• Proven experience in leasing, preferably in the New York real estate market.
• Strong knowledge of New York City's rental market, trends, and pricing strategies.
• Excellent negotiation and communication skills, both written and verbal.
• Technology savvy – smartphones, various applications, and operating systems
• Demonstrated leadership abilities and experience managing and training a sales team.
• Detail-oriented with strong organizational and time management skills.
• Ability to work effectively in a fast-paced, results-driven environment.
• Proficiency in using various office, leasing, and property management software (Yardi Rent Café preferred)
• Familiarity with local and state laws and regulations pertaining to leasing and rental properties.
• Professional demeanor and ability to build and maintain positive relationships with tenants, colleagues, and external stakeholders.

Physical Demands

• This position involves regular walking, standing, sitting for extended periods of time, hearing, and talking.
• May occasionally involve stooping, kneeling, or crouching.
• May involve close vision, color vision, depth perception, focus adjustment, and viewing computer monitor for extended periods of time.
• Involves manual dexterity for using keyboard, mouse, and other office equipment.
• May involve moving or lifting items at or about 40 pounds.

Work Hour Requirements

• Ability to work a flexible schedule based on the property as well as company needs.
• Regular, dependable attendance and punctuality.

Compensation & Benefits

• Competitive pay: $110,000 - $120,000 (also eligible for commissions and discretionary bonus program).
