Upgrade Resources in Fort Worth, TX is seeking a Project Manager / Senior Project Manager to lead commercial HVAC and plumbing construction projects on-site. This position manages budget, schedule, safety, quality, and client coordination, with level depending on experience.

Key qualifications include 4+ years in self-performed mechanical contracting (8+ for Senior PM), budgeting and procurement expertise, and strong communication with owners and subcontractors.

Qualifications

• Authorized to work in the U.S. without sponsorship.
• 4+ years of project management experience with commercial mechanical or plumbing contractor (8+ years for Senior PM).
• Experience managing self-performed HVAC, plumbing, and/or mechanical piping with budget accountability.
• Strong budgeting, forecasting, billing, cost control, contract review and procurement experience.
• Experience negotiating with suppliers, vendors, subcontractors and customers.
• Ability to resolve scope gaps, design issues, and schedule impacts.
• Ability to manage multiple deadlines and communicate with owners, GCs, executives, and field teams.
• Knowledge of commercial building and mechanical/plumbing codes; data center/healthcare exposure a plus.

Responsibilities

• Lead planning, execution, and closeout of HVAC and plumbing construction projects.
• Own project results across budget, schedule, safety, quality, and profitability.
• Review contracts and scopes; identify risks and gaps early.
• Develop and manage budgets, forecasts, schedules of values, and cost-to-complete reporting.
• Prepare payment applications and review subcontractor payments.
• Identify, price, submit, negotiate, and track change orders.
• Coordinate procurement, long-lead equipment, and subcontractor buyout.
• Maintain logs, financial reports, and closeout documentation; mentor junior staff.
