Job summary

Heartline Staffing seeks an experienced Field Operations Project Manager for land development in Brambleton, Virginia. The role oversees field operations from preconstruction through closeout, coordinating field activities, inspections, and stakeholder communications to ensure project success.

You will develop schedules, manage budgets, track costs, and review subcontractor invoices, while maintaining detailed logs and ensuring safety and quality on site.

Qualifications

• Bachelor's degree in Management, Construction, Architecture, Engineering, or related field.
• Minimum 5 years of land development project management experience.
• Experience managing residential, commercial, and/or mixed-use land development projects.
• Strong understanding of the land development lifecycle.
• Experience with grading, infrastructure, utilities, field inspections, and site development.
• Experience managing schedules, budgets, cost forecasts, and change orders.
• Experience coordinating contractors, subcontractors, consultants, and stakeholders.
• Ability to read and interpret complex construction plans, drawings, specs, and contracts.
• Proficiency with construction mgmt software such as Procore, Bluebeam, Primavera, or comparable tools.
• Strong communication, leadership, problem-solving, and stakeholder-management skills.
• Ability to work full-time on-site in Brambleton, VA and availability for early start times.

Responsibilities

• Oversee field operations from preconstruction through project closeout.
• Coordinate field activities, monitor construction progress, and manage project controls.
• Work with contractors, builders, consultants, surveyors, and internal teams.
• Develop and manage schedules, budgets, and resource plans.
• Monitor costs, track invoices, and manage change orders.
• Maintain daily field logs and ensure compliance with plans.
• Coordinate required field inspections and quality control.
• Support project teams with coordination and problem-solving.
• Facilitate final inspections, as-built docs, and closeout reporting.
