Job summary

Overwatch CM is seeking an on-site Construction Manager in Memphis to serve as the owner's representative for an exterior rehabilitation project at an occupied, secure building. The role is technically focused, field-driven, and highly visible with responsibility for schedule, quality, coordination, and risk management.

The CM will be on site full time during construction and closeout, lead daily coordination with the contractor and owner stakeholders, and perform daily inspections.

Qualifications

• 7-10 years of on-site construction management experience (as an owners rep or GC).
• CM Certification (PMP, CCM) or license (Architect or Engineer) is preferred.
• Direct experience with both building and civil projects.
• Experience working in occupied buildings, preferably federal facilities.
• Ability to perform daily inspections and provide clear, defensible reporting.
• Ability to pass federal background check.

Responsibilities

• Be on site full time during active construction and closeout.
• Lead daily coordination with the contractor and owner stakeholders.
• Perform daily inspections.
• Review and monitor contractor schedules, look-aheads, and progress updates.
• Track RFIs, submittals, and field issues.
• Support owner with technical input on changes, time impacts, and risk items.
• Coordinate closely with commissioning activities through turnover.
