Job summary

Hodges in Memphis is seeking an on-site Construction Manager to act as the owner’s representative for an exterior rehabilitation project in an occupied, secure building. The role is field-driven and highly visible, with responsibility for schedule, quality, coordination, and risk management.

The CM will be on site full time during active construction and closeout, lead daily coordination with the owner and contractor, perform daily inspections, and track RFIs, submittals, and field issues.

Qualifications

• 7–10 years of on-site construction management experience, owner’s rep or GC.
• CM certification or architectural/engineering license preferred.
• Experience with occupied buildings, federal facilities preferred.

Responsibilities

• Be on site full time during active construction and closeout.
• Lead daily coordination with contractor and owner stakeholders.
• Perform daily inspections of the work.
• Review and monitor contractor schedules, look-aheads, and progress updates.
• Track RFIs, submittals, and field issues.

Salary Range: $120,000 to $130,000

This role serves as the on-site Construction Manager. The position is technically focused, field-driven, and highly visible, with responsibility for schedule, quality, coordination, and risk management.

The CM will:

• Be on site full time during active construction and closeout
• Lead daily coordination with the contractor and owner stakeholders
• Perform daily inspections
• Review and monitor contractor schedules, look-aheads, and progress updates
• Track RFIs, submittals, and field issues
• Support owner with technical input on changes, time impacts, and risk items
• Coordinate closely with commissioning activities through turnover

Requirements

• 7-10 years of on-site construction management experience (as an owners rep or GC)
• CM Certification (PMP, CCM, etc.) or license (Architect or Engineer) is preferred
• Direct experience with both building and civil projects
• Experience working in occupied buildings, preferably federal facilities
• Ability to perform daily inspections and provide clear, defensible reporting
• Ability to pass federal background check
