Job summary

CAMS (Community Association Management Services) is seeking an On-site General Manager to oversee a single HOA in Blythewood, SC 29016. You will work closely with the HOA board, guide management oversight, and lead a team of specialists to deliver exceptional service.

Responsibilities include communicating with the board and homeowners, preparing budgets and reports, coordinating vendors, and ensuring smooth daily operations.

Qualifications

• Formal education or professional work experience in Community Management or related field.

Responsibilities

• Maintain communication with the HOA community board of directors and homeowners.
• Schedule and prepare for regular board meetings.
• Respond to homeowner needs in a timely manner.
• Prepare and present the annual budget to the board of directors.
• Analyze monthly financial reports, and create variance reports for the board of directors.
• Create monthly management reports.
• Contact and coordinate vendors for community maintenance and special projects.
• Oversee daily operations of the HOA.
• Attend regular meetings with the management firm.
• Supervise administrative and maintenance staff where applicable.
• Manage all short- and long-term objectives and goals of the HOA.
• Develop and recommend the annual Operating Budget and Mid-Year Forecast with the assistance of on-site HOA Committees.
• Recommend all third-party service providers and contractors and manage their activity.
• Recommend aesthetic, maintenance, and safety improvements to the community on a monthly basis.
• Attend and contribute to Committee Meetings where applicable, including Finance, Infrastructure, Landscaping, Marine, and Security. Employ the resources of these committees in an efficient manner to formulate and execute strategy.
• Supervise the on-site work order process.
• Work with all third-party professionals toward accomplishing their objectives to include: engineers, legal firms, insurance firms, construction management firms, and marketing firms.
• Recommend and ensure the consistent execution of all emergency/storm management activity.
• Perform other job functions as assigned including personal management of on-site staff

As an on-site General Manager, you will build relationships with your HOA board of directors and work to provide them with the guidance and management oversight necessary for their association. Benefits and Salary

The salary range for this position is $55,000 to $60,000+ and based on experience and credentials; to be discussed further in the interviewing stages.
