Job summary

CAMS (Community Association Management Services) is seeking an On-site General Manager for a Blythewood, SC community. You will lead HOA operations, coordinate with boards, and oversee daily management to deliver top-tier service.

The role emphasizes budgeting, vendor oversight, and strategic committee collaboration, with CAI designations preferred and a strong focus on customer service and team leadership.

Qualifications

  • Formal education or professional work experience in Community Management or related field.
  • Outstanding written and oral communication skills.
  • Must be proficient in Microsoft office applications (Word, Excel, Outlook).
  • Ability to create and maintain a budget.
  • Ability to review and analyze financial reports.

Responsibilities

  • Maintain communication with the HOA community board of directors and homeowners.
  • Schedule and prepare for regular board meetings.
  • Respond to homeowner needs in a timely manner.
  • Prepare and present the annual budget to the board of directors.
  • Analyze monthly financial reports, and create variance reports for the board of directors.
  • Create monthly management reports.
  • Contact and coordinate vendors for community maintenance and special projects.
  • Oversee daily operations of the HOA.
  • Attend regular meetings with the management firm.
  • Supervise administrative and maintenance staff where applicable.
  • Manage all short- and long-term objectives and goals of the HOA.
  • Develop and recommend the annual Operating Budget and Mid-Year Forecast with the assistance of on-site HOA Committees.
  • Recommend all third-party service providers and contractors and manage their activity.
  • Recommend aesthetic, maintenance, and safety improvements to the community on a monthly basis.
  • Attend and contribute to Committee Meetings where applicable, including Finance, Infrastructure, Landscaping, Marine, and Security.
  • Supervise the on-site work order process.
  • Work with all third-party professionals toward accomplishing their objectives to include: engineers, legal firms, insurance firms, construction management firms, and marketing firms.
  • Recommend and ensure the consistent execution of all emergency/storm management activity.
  • Perform other job functions as assigned including personal management of on-site staff

CAMS is currently on the search for an On-site General Manager (HOA Management) to manage a community in Blythewood, SC 29016.

As an on-site General Manager, you will build relationships with your HOA board of directors and work to provide them with the guidance and management oversight necessary for their association. Our managers are supported by a team of specialists dedicated to assisting the general membership of communities, allowing you to focus your efforts on larger projects and delivering the superb service for which we are so proudly known.

Requirements
  • Formal education or professional work experience in Community Management or related field
  • Demonstrated commitment to quality customer service
  • Ability to quickly learn new technology
  • Outstanding written and oral communication skills
  • Excellent time management skills
  • Must be proficient in Microsoft office applications (Word, Excel, Outlook)
  • Ability to adapt to varying tasks

  • Ability to review and analyze financial reports

Bachelors Degree preferred. CAI designations strongly preferred - CMCA, AMS, PCAM.

Benefits and Salary

The salary range for this position is $55,000 to $60,000+ and based on experience and credentials; to be discussed further in the interviewing stages.
