AKAM Living Services, Inc. is seeking an experienced On-Site Property Manager to oversee daily operations of a cooperative apartment building in New York.

Must have coop experience and be able to communicate with residents, the Board, and staff. The role includes supervising maintenance, managing budgets, coordinating vendors, handling emergencies after hours, and ensuring compliance with governing documents.

Qualifications

• 5+ years of Property Management Experience in Coops (preferred).
• Proficient in MS Office; Word, Excel, Outlook-Calendar, One Drive, and Google counterparts.
• Excellent verbal/written communication and outstanding customer service.
• Ability to be collaborative and manage others.

Responsibilities

• Oversee maintenance of building interiors, common areas, and grounds.
• Coordinate with contractors/vendors, including inspections and service providers.
• Communicate effectively with residents, visitors, staff and Board members.
• Field shareholder concerns and inquiries and ensure timely responses.
• Review and approve purchases and manage office/maintenance supplies.
• Assist in budget creation and cost-control initiatives.
• Supervise staff, set schedules, and review payroll as needed.
• Manage after-hours emergencies and ensure safety and compliance.
