The role requires knowledge of NYC sanitation and FDNY regulations, ability to perform repairs, and willingness to work varied hours including nights and weekends. Living within close proximity is preferred to respond to after-hours needs.

Qualifications

• High school diploma required.
• Must pass criminal background check and a drug test.
• Familiar with NYC Sanitation Multi-Unit Building Regulations.
• Familiar with FDNY regulations and requirements for buildings.
• Fire and Emergency Drill Conductor/Fire Guard certifications preferred or obtainable within 4 months of hire.

Responsibilities

• Perform daily interior and exterior cleaning to keep the building attractive.
• Conduct preventative maintenance and basic repairs (electrical, plumbing, mechanical).
• Inspect sprinkler systems and fire extinguishers for compliance.
• Handle tenant repair requests and maintain a log of completed work.
• Inspect vacant units and prepare them for rental.
• Ensure safety and compliance with building codes and regulations.
• Respond to emergencies after hours as needed.
